Wha happens when a recognizable chain restaurant closes and a locally-owned eatery buys the property? Renovation, that’s what, and SPACE Design + Construction is up to the task.

A former Chili’s Grill & Bar in West St. Louis County sat vacant for over eight years before Gianino’s Family Restaurants purchased it with plans to convert it into the next location of Joey B’s Food & Drink, their long-standing local St. Louis restaurant chain with established locations on The Hill and South St. Louis County.

The challenge was twofold in creating Joey B’s Food & Drink Manchester: erase any semblance to Chili’s, and double the seating capacity by adding an over-the-top patio with a bar. Oh, and that patio needed to be shielded from the sensory onslaught of heavy traffic at Manchester and Baxter Road.

Bumping the seating capacity up to 300 meant renovating the existing commercial kitchen so the culinary crew could keep up with hundreds of West St. Louis County diners at the same time. We added over 600 square feet to the back of the building for more coolers and dry storage. Reconfiguring the existing kitchen at Joey B’s Food & Drink Manchester meant upgrading appliances and adding 22-foot long hood to handle the heat.

SPACE designed and served as general contractor in the Joey B’s Food & Drink Manchester renovation. We used this opportunity to add some architectural features to give the restaurant an atmosphere unlike anything else in Ballwin or Chesterfield. The bar features a unique ceiling treatment composed of over 750 cedar logs in random lengths to help acoustics and provide a playful conversation piece. More acoustic control measures are hidden within floating walnut panels behind and above the bar. The rest of the open dining area is a juxtaposition of dark and light woods and warm metals, with family-friendly booths and materials.

Our efforts not only made Joey B’s Food & Drink Manchester a favorite West County gather place, but also added to our trophy case. In 2017 the space won first place for hospitality and restaurants at the Interior Design Excellence Awards, and was a finalist for Best Commercial Space: Restaurant in the St. Louis At Home Magazine Architecture + Design Awards.
